There's a real estate boom in Gaza right now…

The story of the two-bedroom, one-bath shack on West Hopi Street, is the story of this year's financial panic, told in 576 square feet. It helps explain how a series of bad decisions can add up to the worst financial crisis since the Great Depression. The Mortgage Crisis, Explained

Zen and the art of foreclosure

Zen_surfing The South Bay's reigning King of Foreclosures runs around barefoot, doesn't own a cellphone and drives an 8-year-old Toyota Tundra pickup.

And without looking the part, Leo Nordine, an affable Hermosa Beach-based real estate broker, expects to average one escrow closing a day this year -- something that would make most agents salivate.

Nordine, a 45-year-old native son and surfer didn't just catch the current foreclosure tidal wave, he has sold 3,500 bank-owned homes during the last two decades. He credits his uncanny ability to time the real estate market's cycles and position himself to reap its rewards as the key to his extraordinary success. And he does it all from the comfort of his home overlooking the Strand in Hermosa Beach.

Little about Nordine's road to riches is typical. He is a case study in how an intense young man without a formal education can be propelled by his drive and work ethic to the height of success - even when he doesn't live and breathe his job.

What's important to me," Nordine says, "is family, surfing and work -- in that order."

40-Unit Apartment Building for sale in The High Desert

Adelanto_units_for_sale

In spite of the downturn in the real estate market, I’ve decided to sell a 40-unit building that I own in Adelanto, California. I have priced this property at $3,390,000 for a quick sale.

Like the 2 other buildings that I posted here before (One of which sold and closed), I do not necessarily expect some Grow-a-brain reader to be the ultimate investor of this local Inland Empire building, but I'd like to offer a deal similar to the ones I did before to the many real estate bloggers (and other webmasters) who read this site: If you’re able to generate a buyer for this property, I will pay you $10,000 referral fee, at close of escrow. So please spread the word among your prospects. (And call me to receive a written, protected arrangement if you have an actual candidate looking to take advantage of today's ideal market conditions).

Here are some details regarding the subject:

The Hyde Park Apartments on 18400 Montezuma Ave, Adelanto, 92301.

Apartment_high_desert

Allowance for Vacancies & Credit Losses (3%) $ 9,648
Gross Scheduled Income $311,952

Laundry Income/mo. $ 600

Apartment_interior

This beautiful property consists of a 40-Unit Apartment project, with a good mix of 24 X 2-Bedroom /1 Bath and 16 X 1-Bedroom/1 Bath units, on a spacious 4.08 acre lot. Security gated 1-story frame and stucco construction throughout. The buildings all have pitched, shingle roofing. The project has 2 Laundry facilities, and 40 car ports, plus more parking. It was built in 1984. It is well cared-for by two trained, professional on-site managers who are dedicated to the tenants’ well-being, as well as the owner’s profitability. It’s been a good property to own, and it may continue to pay out to the next owner.

Adelanto is a small, desert city in San Bernardino County, California about 9 miles northwest of Victorville. It had been experiencing tremendous building boom in the last few years, which is expected to keep growing. A few months ago, there was a story in the LA-Times, about an unusual, new Buddhist Meditation Center that is being built now outside Adelanto, in the middle of the desert. It is being built less than 2 miles north of the apartment building, right north on the I-395.

Please share this information with your qualified prospects. Email me at realhanan (at) yahoo (dot) com, or call me on my cell for more details.

See you in escrow.

Foreclosure Bus Tours

Bus_tours A little over two years ago, when Donald Trump listed Maison de L'Amitié in Palm Beach, Fla., for $125 million, it was a sign of the times. Real estate prices were on the rise, and even though it was $50 million more than the next-highest listing, there was a sense that Trump would get his price. After all, everyone else in America was getting his.

Once again, Maison de L'Amitié points to the state of the housing market. In March, Trump knocked $25 million off the price, the biggest discount ever for a single residence not related to bankruptcy proceedings. But that hasn't pulled other sellers off the $100 million-plus ledge. America's Most Expensive Homes

What $2 Billion Buys In Homes Worldwide

Billion_dollar Like many families with the means to do so, the Ambanis wanted to build a custom home. They consulted with architecture firms Perkins + Will and Hirsch Bedner Associates, the designers behind the Mandarin Oriental, based in Dallas and Los Angeles, respectively. Plans were then drawn up for what will be the world's largest and most expensive home: a 27-story skyscraper in downtown Mumbai with a cost nearing $2 billion. The architects and designers are creating as they go, altering floor plans, design elements and concepts as the building is constructed
